What’s better than knowing in advance what all you have to do. In this blog, we will talk you through the things which have to be considered before you get the services of the New Build Contractors. Be it for House Extensions, garage conversion, or new build, you have to properly plan for everything so that the results are worth it, just the way you want it to be. Let’s talk you through the things which you have to keep in mind.

Step 1: Make sure to ensure if planning permission or approval is needed

Before you proceed further you have to check if there is a need for the planning permission or building regulations approval. Depending on what your project is, you might need it, so it is better to check that initially. In case, your place is in a conservative area, then you might need to get the approval before you start with the process. In case, you don’t get the approval and you still start the extension, then you might have to pay the fine or get prosecuted for doing things the wrong way.

Step 2: Looking for the best builder or contractor

To come across the best contractor or builder, you have to start by taking references & recommendations. It is better that you should get at least 2 to 3 references so that you can choose the one who can give you the best service. When you get in touch with the contractor make sure that you ask them about what work they have done in the past. If they don’t provide you with the references then it is a warning sign. Before you hire the contractor make sure that you carefully check all work they have done in the past.

Step 3: Get the quotes

By getting the quote it will help you better understand what price the builder charges for their services and what all is included in it. Also, make sure that you get the quote in writing. Here’s what the quote should include:

  • a fixed total price – Daily rate is not needed
  • Proper mention on what services they provide and what material is needed
  • How long the price is valid for
  • Does the price include the VAT

Step 4: Check the insurance

Make sure that you get proper information about the insurance and all policies they provide. It is worth asking for the insurance as in case someone gets hurt or anything on the property gets damaged, then you can claim for the same or you don’t have to bear the price. If there is no insurance policy then you will be liable to pay for the same in case of any damage or when there is a requirement to fix something.

Step 5: Get the contract done in writing

A written contract is the best and safest option irrespective of anything. Make sure the contract mentions properly what should be done, how much you have paid, or any other legal information linked to the project. If you try to get things done verbally then there are high chances that in the future if something goes wrong, then you won’t have any proof.

Step 6: Plan how to deal with the issues

You should plan with the contractor if there is any issue then how to deal with the same.
