When the house was built, there was simply one room with 3 windows and a fireplace. There was some evidence that the earlier house was a pub and some trace of catering operations. Due to this, the floorboards have an intriguing slot cut which tells a lot about their history.

One corner was divided to make a washroom and there were removed partition walls that divided the entire place into various shaped rooms. The floorboards were not in the best state. There were many holes on the walls and plaster was not there in many places which made the situation quite alarming.

While inspecting the entire place, one thing which I understood was that there were no structural problems. There were floor joists and the carpenter got everything done. The necessary repair work was carried out which was done to make the floor safe.

During the process, some joists were braced below the washroom and this helped the length to be managed. Through the floor safe, the bathroom was easy to remove and get it back to the single large room.

Fibreboard was replaced from the ceiling along with the plastered ceiling. In addition, 2 of the windows needed to be changed as they were of poor quality. Everything was replaced to make sure the modern and improved systems are used in the bathroom, main bedroom, and dressing room. For the entire process, the patch repair was needed and the fireplace needs to be exposed to make it an interesting feature.

The renovation made the floor safe

Before we considered the house for repairs, many others were considering it at the same time. But, due to the situation, no one wanted to take the project. How to update the old flooring?

You might be wondering how old flooring at your place can be changed. For that, we have mentioned one of the scenarios where our team of experts provided the best results to one of our old clients. Let’s get started on how the work was carried out.

Started the renovation

When the team started the renovation, the home had solid concrete floors due to which the ground floor was not insulated and groundwater was pushed to the wall base. Due to this, the house was cold and damp. One of the important parts of the refurbishment was to get the breathable and warm solid flooring.

The dining room floor started coming together

Initially, the concrete layer was broken up and then removed. For every room, the process was different and the dining room was made of concrete & directly attached to the earth. The sitting had a lightweight screen and membrane along with a plastic damp roof. The kitchen has vinyl tiles.

Our main focus was to reduce wastage as much as possible. The material obtained from the sitting and dining room was kept aside and used for exterior design. However, the kitchen floor tiles were contaminated and they had to be discarded correctly.

Working on the kitchen floor

To begin with the installation, the subfloor needs to be extended further by around 150 to 175mm. It was important to do the insulation and vapor control method.

The dining room area needs to be dug by using the clay-rich earth and it was important to sieve and mix the clay plaster correctly. Instead of shifting all of the material out, it was applied on the wall in perfect amounts. This acted as the base coat plaster.

The rest of the kitchen floor needs to be broken

The kitchen and sitting room did not have the nice soft earth and it was completely bedrock. This is the reason, it was required to be broken up by using the heavy-duty breaker and shifting was carried out through the wheelbarrow. No doubt, the process took some time but the pile of stone obtained through this step was used later.

Floors contained a bedrock

Once the shifting and breaking up was done, space was lined with geotextile membrane and the filling was done with foamed glass aggregate. Its thickness was around 150mm and it helped give it a solid base so that the floor setup was done. It worked as an insulation method that provided thermal comfort. Moreover, underfloor heating was installed which was not there earlier.

Handling the bedrock through the breaker

Then came the foamed glass which acted like a capillary barrier. Through this it worked the best against the moisture level, buffering the damp from the groundwater surface. Its use is considered much more effective than traditional methods. This way the water was not pushed to the wall base.

Taking out the broken rack

Once that was done, the process of fixing the electrics and plumbing work was done. Along with cables and running pipes were installed. After that, another layer of geotextile was added with the heating pipes on the top. The final results were easier than what the client was expecting.
